EV CHARGER and Maintenance

EV charger need to be check, test and maintain regularly to ensure that it is functioning as it was designed.  Singapore will be moving toward tighten monitoring of this set up starting 2022.   At this site I have recently managed,  I have found that this setup was installed during 2017.  No maintenance and check up had been done for over a year since contract expired.   We found one unit was down and malfunction for a long time.   The installer was track down and contacted..   They have send in a technician under goodwill.  They tested all the charge cards and all the charger for free as courtesy.  

Overgrown Trees at Planted Area

These trees are overgrown in these planter boxes.  The root has no where to grow so the tree are uprooted and unstable for this area.  It is in danger of falling down.    Our first step is too close off these area.  Then inform the Council.  At the same time,  send out circular and post it to warm the residents to avoid the hazardous area.   Get quotes from gardener to remove these asap.  Many time, council approval should be considered.  Unless it becoming an emergency and tree is going fall down immediately if not intervene.   Then activate the Gardener to remove it immediately.

Barriers issues are common in many estates.  Barrier arm come down when car is still under the arm Car hit the barrier Car broke the barrier.  No matter what's the reason,  Management will have to prepares to deal with it when it happened.  Place enough big warning signage around entrance and exit area.  Put up flashing light as warning to slow down the vehicle.  Without the flashing light, driver may argue that there isn't enough warning. 

Trashing at Common Area

Trash are usually found at the common area and it is part of the management issues to be handled.  In the condominium, owners paying charges due monthly and that fees including disposal of trash.  Trash in in the common area are unsightly and it attracts pest area the area.   Rat, fly,  and cockroach can be found in this area if it's not clean quickly.   The will get warning or find from NEA.   SCDF will fine or warm the management due to fire hazard from piling of trash.  Management will have cleaner to clean all hot zone for trash in common area. This is one area that the residents and Council will take photos and video to feedback to the management. 

Bees in the estate under MCST

  Wild Bees in the estate under MCST I can't tell whether the bees at the infested area are wild or garden bees.   The people who handle pest or bees know the difference.    One of the site I have managed found bees gathering in  an area so the pest control was activated to check for removal.  Firstly, check whether there is a bee hive near by. Most importantly is the safety of the residence.  Immediately call pest control to have it remove if you find a bee hive. This usually cost extra but there is no way that money will stand in the way of having it remove. Place notice to warm the residents.  Broadcast it on your website bulletin board if you have one. *Please ensure that safety precaution has been address before removal of beehives. *Hornet alert-please do not attend to remove it on your own as Hornet can be lethal.  When bitten, please go to emergency for immediately injection for cure. ***this article will be u...

trash around the estate

Trash are breeding ground for mosquitoes n create dengue hot zone.   I will walk the ground regularly and make sure that all trash such as these are removed immediately.    Take a photo and send it to the cleaner with the location so that they have have it removed. 

Ponding at Government Lot

Ponding at government land in Singapore.   The best thing is to write to the government agency and they will deal with it promptly.   At one of my site, this ponding happened and becoming a problem during rainy day. Water gather and becoming pool of water that breed danger of dengue from mosquitoes breeding.    Immediately, I contact the relevant government agencies.    LTA, because they built a walk path and then the water can't drain to storm drainage system.  It stay too long and breed mosquitoes.  NEA,  to deal with mouse and mosquitoes issues.   Solution came quickly.   Worker dispatched to dug an obvious drain to move the water to the local drainage system.  Holes was check around the vacant land.  Ensured that there are no food or supporting system to encourage Mouse to stay in the area.  Problem solved. 

Pest Control Fogging and Alarm System

Isolation the alarm system during fogging around the estate by pest control. This is to prevent triggering the alarm uneccessary.  The system should be turn back on after the fogging is done.  

Scrub and clean the floor

Scrub the floor periodically will maintain your estate in good presentable condition.   Clean and stainless.   This is usually use in decent size condominium, commercial, and offices.   Big site can easily afford such cleaning.   It is now offer by most cleaning firm without asking.  To be sure, do check the contract to see it in fine print.  

Hijetting clean of estate

      Cleaning the estate with Hijetting.   This will make your wall,  floor looking sparkling clean and new.   Downside is that it wastes a lot of good water. That's why it is normally done periodically.   Once or twice a year. 

Compactor at Condominium

This service help move trash from the whole estate.  Usually schedule removal based on contract.    The company will provide numbers of skid tank/OTC based on negotiated contract. This help remove large bulky trash.  Popular during annual cleaning.
