Insurance claim for estate under MCST

Insurance Claim Most property in Singapore has a liability, accident, glass and third parties claim. Anything that happen in the estate maybe entitle to the claim. What management need to do in the estate is to follow the procedure such as follows: Incident report  Photograph  Police report  Undertaking of responsibility  by the person  Notify the insurance and file for the claim accordingly Quotation of three for the damages ***  Please follow with repair immediately Hiring an experience manager/executive for the estate will help save more money in the long run.  This is one area that an experience Manager that can help the estate to save a lot of money when something happened to the estate.   Such as CCTV, ALARM, BARRIER, ELECTRICAL EQUIPEMENT, AND ETC. Records keeping under MCST

Record are to kept in good condition at all time. The old record for the past years maybe archives into dry storage and pest free location. Today, we have many option for file keeping.  It is best to digitized all record and save it in a few media for long term purpose.  Options are CD, DVD, HARD DISK, CLOUD and etc.  Having a few will ensure that you still have the file when you need to get the record for when it is call for. ***this article will be update regularly as it is still work in progress and I welcome comment from other professionals.  Post your question to me so that I can add it in my article.  Disclaimer: All this is based on my personal experiences and opinion.  Not all estates are the same and it will offer different experiences. Responsibilities of Sub-committee under MCST

Sub-committee are a small committee setup for the interest to handle certain project within a estate. Each committee may consist of number of interest party within the estate.   The interest on each project vary depending on the needs of the estate. Here are some sample of such sub-committee. How to change the name from the developer to MCST

Procedure to change name.  The idea is to inform to the public that your estate is currently change it status from developer to it's own identity.  In this case that would mean that the legal entity should be identify such as Management Corporation Strata Title No. xxxx. Do the following: Post the new certificate in the office. Notify all residents, service provider on name changes. Name changes on all contract with the service provider. Name changes on for all new incoming invoices from service providers. Change all facilities with the government board (Singapore).  Pool and Signage will require a new application. Maintenance around the estate under MCST

Everything in the estate must be maintain at optimal condition.  Otherwise, it will cost more money and time to have it repair or replace. Every year, the annual budget is for the purpose maintaining the estate.  The saving from not repair or replacing the item are not worth the penny pinching.  Estate must be presentable at all time to maintain and enhance the value of the asset.  Following are sample photograph that shows area around estate that require immediate attention and repair so that it won't deteriorate further.
