Insurance Claim Most property in Singapore has a liability, accident, glass and third parties claim. Anything that happen in the estate maybe entitle to the claim. Records keeping under MCST

Record are to kept in good condition at all time. The old record for the past years maybe archives into dry storage and pest free location. Responsibilities of Sub-committee under MCST

Sub-committee are a small committee setup for the interest to handle certain project within a estate. Each committee may consist of number of interest party within the estate.   The interest on each project vary depending on the needs of the estate. Here are some sample of such sub-committee. How to change the name from the developer to MCST

Procedure to change name.  The idea is to inform to the public that your estate is currently change it status from developer to it's own identity.  In this case that would mean that the legal entity should be identify such as Management Corporation Strata Title No. xxxx. Do the following: Post the new certificate in the office. Notify all residents, service provider on name changes. Name changes on all contract with the service provider. Name changes on for all new incoming invoices from service providers. Change all facilities with the government board (Singapore).  Pool and Signage will require a new application. Maintenance around the estate under MCST

Everything in the estate must be maintain at optimal condition.  Otherwise, it will cost more money and time to have it repair or replace. Every year, the annual budget is for the purpose maintaining the estate.  The saving from not repair or replacing the item are not worth the penny pinching.  Estate must be presentable at all time to maintain and enhance the value of the asset.  Following are sample photograph that shows area around estate that require immediate attention and repair so that it won't deteriorate further. Dispute court in Malaysia under MCST

When you have an issue with anyone in the estate under MCST and it can't resolves on your own then please consider this option. Any dispute within the estate in Malaysia can be present to the building commission of Malaysia. What is encroachment under MCST

Anything outside of your unit and not own by the owner is consider encroachment.  It doesn't matter what other neighbor is doing nearby.  Legally, owner is liable when things happened when it is outside and it is encroaching into the common area. Example:  Clothing, Shoes, Rack, Paper, Boxes & etc Fire safety is always a concern with the fire department. Management is responsible when things happen and when it is not properly managed. Management is to give proper warning before removing as courtesy to the residents.  However, once it is remove then it will be the lost of the owner.  There will be no claim available. License & Permits

License & Permits All Licenses and Permits must be up to date.   If any licenses and Permits is expired then you may need to shut down the facility until the licenses and permits are in order. Please write to the relevant agency to request for extension to renew.  Otherwise, the MCST is violating the law. Bike parking within MCST Estate

Most estate provide some parking space for bicycle.  A lot of estates do not have enough space all the residents.  Even though there are not enough space does not mean that the residents can park wherever they want.  It's not the law that everyone is entitled to one or more parking for bike.  So what do you do when there are no space available in the estate for your bike?  You may have it store inside your unit. Motorcycle parking in an MCST Estate

Some estates has designated motorcycles parking lot and some do not. How to transfer all license from the Developer to MCST

There are some typical license that will need to be transfer to MCST after its constitution(For Singapore).  All license must be renew regardless to ensure continue usage of facilities. Electrical License Test must be carry out by LEW.  The service provider will facilitate this and transfer the license over.   Fee for the new license. Testing fees pay to the service provider and LEW for all the testing requires. Make sure the name change to MCST. License will be issue by BCA and mail out to the MA. Swimming Pool License New application submission. Inspection by NEA. Fees for new pool license(no prorate). Name change to MCST.
