Refusal to repair leaking under MCST (another solution) Subsidiary Proprietor is to repair and pay the full cost of the leak under the law in United States, Singapore and Malaysia (check with your management if you are not sure of the local law in your country).  However, there will be SP who does not care to follow the law or intentionally dragging on the issues. How to work with inter-floor leaking under MCST The inter-floor leaking is usually found under the bylaw in an estate.  The current law said that if the leaking is from upstairs and not due to condensation then it is the responsibility of the SP upstairs of your unit. How to work with car clamping The clamping of car is usually found under the bylaw in an estate.  It must be pass as bylaw before it can be enforced. Guideline: ·         Follow the Standard Operating Procedure (SOP)/ Key Performance Indicator (KPI) ·         Provide warning before and after clamping ·         Allows appeal for clamping ·         Clamping happy hurts SP relation ·         Only clamp when the car is park where it is causing inconvenience and affecting the whole estate. How to work with the management team The management office is where the entire officer works.  Each officer or executive (whatever the designated title) is responsible for one or two team.  This team responsible in maintain the building, garden, pool and the security of the estate. The teams who make sure all their area of care are in order and in well maintenance. How to work with the Chairman   Like the entire council member, a Chairman is elected in as a council member.  This person is later elected by other council to be the Chairman during their one year term. Chairman is liable and takes the most responsibilities during the term of chairmanship. His authority is the same as the rest of SP and Council members.
