How to work with Subsidiary Proprietor under MCST


Treat each Subsidiary Proprietor as your boss.  The SP may own one or more unit and they have invested interest in the estate so they should be taken seriously.  However, their request is still follow the guideline set forth under the by-law, house rules, and Strata-title Act.

Guideline:

·        Follow the Standard Operating Procedure (SOP)/Key Performance Indicator (KPI)
·        Be a little flexible if it does not violate the rules and it help create harmonious living in the estates
·        Be a good listener
·        Be truthful and no fault promise
·        Say no and state your reason and support of your decision
·        Be fair
·        Educate them of their right and limitation
·        SP must have a copy of the by-law
·        Post and update your house rule when required
·        Protect the right of SP as it is the same as any council member


Additional Note:

The rights of each SP are clearly stated in the Strata-title Board (STB). 

A lot of SP is smart and educated people so don’t treat them as a fool.

SP who are over demanding only needs to be educated of their right and their limitation of their rights.
