How to work with council members
How to work with council member
All council members are
Subsidiary Proprietor (SP). They are
elected by the other SP to the council. Each
SP has one vote. Council represent all
SP and responsible for their own action during presentation. Their rights are within the right of all SP
and not more than that. Council is
liable for their action or inaction. Especially
when a council is perusing an agenda that is within his interest alone.
Council can recommend or
bring up an issue or concern to be address in the council meeting as one of the
agenda.
Council cannot give
directive on their own without approval of the council by majority.
Council can make a
decision during the board meeting then this decision will be carry out by the
management office.
Council will need to be
educated on their right and their limit on their authority.
No action shall be carry
out by the management if it is not within the by law, house rules, or
strata-title law. Each decision to
action must be minute and approve by majority within the meeting before it can
take to action.
Guideline:
·
Communication
·
Education
·
Follow up
·
Never commit without
formal approval on major issues *major issues are those going get you or your
company into trouble, or violating the right of other SP
Additional Note:
The board of council maybe
represent by any number of SP but limiting up to 14 as maximum.
If there is only one
council member then that person maybe the only one with title of Chairman,
Treasurer and Secretary.
Many of this information
regarding to the right of council can be found in Strata-Title Act.
