How to manage a condominium estates (MCST)?
These jobs can be directly manage by your employee or subcontract out to different company.
Building:
• whatever you see in the exterior of the building (common area)
• Interior (only if there are concern with violation of house rule, by-law or building code)
• Facilities provides by the estate
Managing Agent:
• This is subjecting to your needs of the estate to either hire an agent or go without. There are no law in majority of countries where Strata-Title Act requiring hiring of an agent. However, it is best to hire an Managing Agent to handle the management of the estate.
Management Office:
• Manager
• Property Executive
• BMME (Technician and Engineer and Maintenance staff)
• Account Executive
• Front office officer
• (these configuration of staff is depending of your estate size and needs
Garden:
• Whatever on or under the ground within your estate
• Maintenance
• Pruning
• Planning
• Compliance with your house rules, by-law, and sometimes the local government (depending where you condominium situated in which country)
Pool:
• Maintenance
• Improvement
Security:
• Staff strength depending on your needs and budget
• managing the security of the estate
Meeting:
• Council
• Staff
• Contractor
• SP(Subsidiary Proprietors)
• Residence(Tenants or SP)
Additional Notes:
• Estates management are the easier component of managing of an estates.
• People management is the delicate area that is where most trouble/issues arises
