How to deal with additional car with parking lot issue under MCST

Firstly, you must find out how many parking lot is allocated for each unit before you buy or rent. Secondly, find out whether there are additional lot available for rental.  All rental of lot are temporarily according to supply and demand.  Each unit usually have at least one lot allocated.   Beware that there are some estates that have very limited car lot available even for the residents.  In this case, you must research before making any commitment to rent or buy. Owner's right of the unit once it is tenanted out under MCST

                                  Owner's Right when it is tenanted under MCST Owner/SP give up their right to enjoy all facilities when the whole unit has been tenanted to others.  This right including all enjoyment of the unit, facilities including the parking. Your right as the owner to pay Management Fund, Sinking fund will not be affected.  That's mean that you are still obligate to pay all the cost to own the properties.  You can still access your property under your lease agreement with your tenant. If you find a beehive or wild bees in the estate and you want to get rid of it without costing you anything and you can start doing something about it now. Fire Alarm situation under MCST

Many times, fire alarm may sound in an estate and there are procedure that needed to be put in place so that the situation can be put under control immediately. Management must make sure that the security staff are properly train for this situation.  Training and precaution for this events should be in place to follow.   Step One-Notify the service provider Step Two-Find out the cause  Step Three-Zone Isolation and locating the faulting area Step Four-Service Provider to repair Step Five-Activate all the lifts/elevators(firm alarm will cause all lifts/elevators to homing to ground level).  In this case, if it is false alarm then you will need to reactivate the lifts. Corrupt Practices Investigation Bureau (CPIB) continue in MCST

This happened in one of the estate I had managed during 2013.   Corrupt Practices Investigation Bureau (CPIB) The story here is a resident who file a complaint with the police. Suspecting the Chairman was in the take or involved in certain benefit sharing agreement with one of the service provider.  The investigation started. Certain check was presented as supposed evidence.  Since I have only joined the site so the question was just formelity.  Question and answer.   Then the investigation went on with Chairman.   What I learn here is that there is no money that is enough for these troubles.   Just do your job and stay clean.  This information is based on scenario happened in Singapore.  Gather all document for the investigation officer with receipts for the file taken from the officer. Prank in the estate under MCST

Fake Snake It is common in some estate that you see people do things to each other out of many reason which we will not get into here.  As you can see here on the photo that it look like there is a snake on the car windshield.  Only after further investigation by the guard that we found out that it is fake. The residents got a good scare when he found it.   As the MA, we notice it as one incident and had the security to file a incident report.  Next, we put it on the notice board to inform other residents of this incident.   Case closed until further development. Depending on each estate that you are living in.  You can find out the answer in your sales and purchase agreement or simply by calling your managing agent. How to keep a Dog living in estate under MCST environment

Today, many condo drillers find that keeping dog in condo is not an easy task.  In most estates, dogs are increasing popular pets in many condo.  Most people are sensible enough to keep smaller breed dogs in a condo due to the constraint of space.   However, some found themselves down grade from a home with yard large enough to keep a big dog to a condo that barely has enough space for two person.  So there is a predicament here and how do we deal with this so that we can keep it manageable.  This is assuming that you can't leave your dog at your family, friend or having it adapted.
